Articon Building Inspections

Commercial Property Inspection

Understand the true condition — and the liabilities — of a commercial property before you sign.

A commercial building inspection is a professional condition assessment of offices, retail premises, warehouses and industrial buildings, tailored to your purpose — purchase, lease or ongoing asset management. Our licensed builder-inspectors evaluate the structure, building services, safety measures and maintenance condition, and report to current Australian Standards.

Commercial property carries commercial-scale risk. A roof at end of life, failing services or deferred maintenance can turn an attractive yield into an expensive liability, and lease terms often make the tenant responsible for condition-related costs. An independent report quantifies what you are actually taking on before you commit capital or sign a lease.

We inspect commercial premises across Brisbane, Logan, Ipswich, the Gold Coast and Moreton Bay for investors, owner-occupiers, tenants and property managers. Every report is unbiased, photographic and delivered with the speed commercial transactions demand.

Frequently asked questions

How much does a commercial building inspection cost?

Fees start from $550 and depend on the floor area, building type and scope you need — a small retail tenancy is a very different job from a warehouse complex. Contact us with the property details and we will provide a fixed quote before you book.

How fast is the report turned around?

Reports are delivered the same day as the inspection wherever the scope allows, in keeping with Articon's same-day reporting promise. For very large or multi-building sites we agree a delivery time with you up front — and we always work to commercial deadlines.

Can the inspection be tailored to a lease rather than a purchase?

Yes. For tenants we focus on condition at entry — documenting existing defects so you are not held responsible for them at make-good — while for buyers the emphasis is on structure, services and capital expenditure risk. Tell us the transaction and we shape the scope accordingly.

Do you check for termites in commercial buildings?

We can. Timber pest inspection to AS 4349.3 is available as an add-on and is worth considering for any building with timber structural elements, especially in South-East Queensland. Termatrac termite radar, thermal imaging and moisture meters are used just as they are in residential work.

Are you licensed and insured for commercial work?

Yes. Articon holds QBCC licence 15014911, is a Master Builders member, and carries professional indemnity and public liability insurance. Our inspectors are licensed builders, many with engineering backgrounds, and reports are prepared to current Australian Standards — credentials your financiers and lawyers will expect.
