A pre-sale (or pre-auction) inspection is an independent condition report on your own property, prepared before it goes to market. One of our licensed builder-inspectors assesses the building to Australian Standard AS 4349.1, documenting defects, maintenance issues and anything else a buyer's inspector is likely to flag.

What does a pre-sale inspection cost?
Fees start from $450 for a one-bedroom unit and scale with property size, up to from $650 for a four- or five-bedroom double-storey home. That is a small outlay compared with the price reduction a buyer typically demands when their own inspector finds an undisclosed defect.
How quickly will I get the report?
The same day as the inspection. Our same-day delivery promise means you can order an inspection close to your listing date and still have the report ready for your campaign. If we ever miss sending a pest inspection report on the same day, we waive the fee.
Should I fix everything the report finds?
Not necessarily. The report separates significant defects from routine maintenance, so you can focus your budget where it protects the sale price most. Some vendors repair the major items and simply disclose the minor ones. We are happy to talk through which approach makes sense for your property.
Can I show the report to potential buyers?
Yes, and many sellers do. A recent independent report from a QBCC-licensed inspector (licence 15014911) reassures buyers, encourages unconditional offers and can shorten the campaign. Just note that buyers may still choose to commission their own inspection.
Does it include a termite check?
A pre-sale inspection can be combined with a timber pest inspection to AS 4349.3 for complete coverage — worthwhile in South-East Queensland, where termite activity is common. Ask us to quote the combined service when you book.
